SPC vs Laminate Flooring in Kenya: Which One Should You Fit?

SPC or laminate for a Kenyan home or office: what each core is made of, how they handle coast humidity, wear layers, click-lock fitting and real prices.

Two boxes on the counter, similar money, both looking like wood. What you are really asking is which one still looks right in five years, in your house, in your town.

The short answer

Fit SPC where water reaches the floor, and anywhere on the coast. Fit laminate where the room stays dry and you want the deepest wood texture for the money. Below is the reasoning, with the actual boards and prices.

What is inside each board

SPC: a stone and plastic core

Our sheets give the material as SPC Rigid Core, and one Elite sheet spells the initials out: SPC (Stone Plastic Composite) Flooring. That is stone powder and plastic pressed into a board that does not bend, with the decor and a clear wear layer above it. On the 5 mm and 6 mm Luxury lines a pad is bonded underneath, and our Afeef Premium sheet names that pad as IXPE.

That is what the bracket in the catalogue dimensions means. European Series: Rome is listed at 1524182[4.5+1.5mm]: a 4.5 mm board plus a 1.5 mm attached pad, 6 mm in total. Tsavo is 930465[4+1]mm, so 5 mm. There is no wood in that core. Nothing in it swells.

Laminate: a wood fibre core

Our Elite laminate sheets describe the build as a high-density fibreboard (HDF) core with a laminate top layer. In plain terms, that is wood fibre compressed into a board, with the decor and a hard-wearing laminate surface bonded over it.

The surface is hard and prints beautifully. The core, however, is wood. Our own laminate copy is careful about this: it calls the boards moisture resistant and protective against minor spills, then says plainly to avoid prolonged exposure to water and not to soak the floor.

Our 4 mm Luxury SPC sheet quotes an E1 rating, formaldehyde emission below 0.75 parts per million. Ask for that figure on any fibreboard-core product going into a bedroom.

Coast versus up-country

In Mombasa, Diani, Kilifi and Malindi, humidity almost never drops. Ground-floor slabs near the ocean hold moisture, and an HDF core will draw water out of the air alone. Edges swell first, then joints lift and you feel a ridge underfoot. Our Elite SPC sheets state the boards are 100% waterproof; our catalogue notes call SPC waterproof, scratch resistant, durable and easy to install. For a coastal house or a Mombasa office, that settles it.

Up-country the air is drier and laminate behaves well most of the year. A first-floor bedroom in Karen, Nyeri or Eldoret is a sensible laminate room. What catches people out is the long rains, when mud and water come in on shoes, and the habit of mopping daily with a soaking mop. Laminate wants a damp mop, not a wet one. If nobody will remember that, buy SPC.

Thickness bands and what they are for

Our catalogue sets the bands out directly. For SPC: 4 mm suits residential and light-use areas such as bedrooms and small offices, with a good price-per-performance ratio. 5 mm suits medium traffic such as living rooms and kitchens, with better comfort and improved subfloor coverage. 6 mm is for busy areas such as commercial premises. For laminate: 8 mm covers residential and light commercial, 12 mm premium residential and commercial.

"Improved subfloor coverage" is worth translating: a thicker rigid board bridges small dips in a screed, so imperfections do not telegraph through.

Two things fall out. First, divide before you compare: a box of [River Series [Tana]](/p/river-series-tana) at KSh 3,515 covers 1.9 m², which is KSh 1,850 per square metre, exactly what [River Series [Nile]](/p/river-series-nile) is listed at.

Second, [Eir Series [Duke]](/p/eir-series-duke) at 12 mm carries the same KSh 3,515 per box over the same 1.9 m² as the 8 mm River Series, so the thicker board costs no more per square metre. Unless door clearance is tight, take the 12 mm. Herringbone is priced separately because the planks are small: [Eir Series [Premier]](/p/eir-series-premier) at KSh 5,130 for 1.92 m² is near KSh 2,672 per square metre, and Herringbone Laminate Floor 12 Premier is KSh 2,700 per m².

Wear layers

The wear layer is the clear film on top. It takes every shoe, chair leg and grain of sand, and it decides how the floor looks in year three. Total thickness does not.

On SPC it is quoted in millimetres: our Afeef Premium SPC sheet records a 4.0 mm core with a 1.0 mm IXPE pad and a 0.2 mm wear layer. The other way it is expressed is the AC abrasion class. Our 4 mm Luxury SPC sheet quotes AC3, Class 23/31, described there as suited to moderately trafficked living rooms, conservatories and hallways.

Ask for the wear layer thickness or AC class on the batch you are buying. That figure separates a floor which ages well from one that greys along the walkway.

Click-lock installation

Both fit the same way. Our sheets call it the interlocking method on the Luxury lines and the click-lock system on the Elite lines: planks lock edge to edge over a prepared subfloor, with no adhesive to the slab. The Luxury SPC sheets carry a 10-year warranty.

The sequence from our installation notes: subfloor clean, dry, level and free of debris; underlay where required; planks clicked from a corner with tight joints; trimmed at edges; expansion gaps covered with skirting or mouldings.

Two practical differences. Underlay: Luxury SPC in the 5 mm and 6 mm bands already carries the bonded pad, the +1 or +1.5 in the dimension. Laminate does not, and our instructions call for a separate foam underlay, so budget for it. On any ground-floor or coastal slab, ask about a moisture membrane too. Tolerance: SPC's rigid core forgives a slightly uneven screed. Laminate does not, and a wavy floor shows up as joints that flex underfoot.

What to do next

  1. Measure each room in square metres. Allow extra for cuts, and more again for herringbone.
  2. Mark the wet rooms first and put SPC in them, then choose freely for the rest.
  3. Compare per square metre: divide box prices by the coverage printed on the box.
  4. Add underlay, trims and skirting into the budget before you commit, not after.
  5. Take a sample plank home and look at it under your own lights. Wood tones read differently under a warm bulb than under showroom LEDs.
